6728 Sepulveda Boulevard Van Nuys: 405 Apartments, 41 Extremely Low-Income Units — Project Watch
Los Angeles City Planning confirms a 405-unit residential project at 6728 N. Sepulveda Boulevard with 41 units reserved for Extremely Low Income households. This is a development watch, not an application-opening notice.
What to know first
STATUS: PROJECT WATCH. Los Angeles City Planning's official project record identifies 405 planned apartments at 6728 N. Sepulveda Boulevard / 6715 N. Columbus Avenue in Van Nuys, including 41 units reserved for Extremely Low Income households. Open House Rentals has not verified an authorized public application, lottery or waitlist opening for those units, so do not treat the development record as APPLICATIONS OPEN.
What the official project record confirms
Los Angeles City Planning lists the 6728 Sepulveda Boulevard Project under case ENV-2022-5108-SCEA, with related case DIR-2022-5107-TOC-SPR-HCA. The official location is 6728 North Sepulveda Boulevard and 6715 North Columbus Avenue, Los Angeles, CA 91411, in the Van Nuys–North Sherman Oaks Community Plan Area and Council District 6.
The approved project description calls for a six-story residential building with 405 dwelling units, including 41 units reserved for Extremely Low Income households. The record also identifies approximately 268,770 square feet of floor area, 32,866 square feet of open space, three subterranean levels, 556 vehicle parking stalls and 194 bicycle parking stalls.
Project status is not the same as an application status
Planning approval, construction activity and a future affordable-unit obligation do not establish that applications are open. An authorized leasing or affordable-housing notice still needs to publish the actual application channel, dates, income limits, rents, bedroom mix, selection method and any preference rules.
Until that happens, Open House Rentals should keep this page labeled PROJECT WATCH and update this same canonical when a verified application milestone appears rather than creating a duplicate rumor page.
What future applicants should watch for
Watch the authorized property/developer channel and Los Angeles affordable-housing resources for an APPLICATIONS ANNOUNCED or APPLICATIONS OPEN notice. Verify the exact household-size and income requirements for the unit category before submitting personal documents.
Do not pay an unofficial social-media account or third party to reserve a place in a future lottery or waitlist. A development address and unit count are not proof that someone can secure an apartment for a fee.
Why this is a useful San Fernando Valley project to track
The project adds a large planned rental building on Sepulveda Boulevard in Van Nuys, with a defined set-aside for Extremely Low Income households. That makes it materially different from a generic city page and useful to Valley renters monitoring new supply.
The City Planning record establishes the project facts; it does not establish future asking rents for the unrestricted units, final affordable rents, lease-up timing or who will manage applications. Those changing facts should be added only from an authorized source.
Before a future move, verify internet separately
If the property later opens for leasing, broadband availability should be checked for the exact building and unit rather than inferred from Van Nuys neighborhood coverage. New construction can have building-specific provider access, wiring and activation timing.
ConnectPointISP.com can be used as a separate internet-research handoff when a renter reaches the move-in stage; provider availability and current plan terms still require exact-address verification.
Status verified September 22, 2026
The official City Planning source supports the address, case numbers, 405-unit total and 41 Extremely Low Income set-aside. This article does not claim that affordable applications are open today.
Open House Rentals is a discovery layer. The authorized housing provider, public agency or property manager—not OHR—controls eligibility, application processing, selection, waitlist placement and lease approval.
