What to know first
Before leaving, confirm the exact unit, advertised rent, deposit, utilities, parking, pet terms, availability date, application process and who is authorized to receive documents or money.
Confirm that you are viewing the advertised rental
Large properties may have several units with different layouts, conditions and prices. Match the unit number, floor, included features and availability date to the listing you saved. If you are shown a model unit, ask which details differ from the actual home.
Treat every price, concession and availability statement as time-sensitive. Save the source and date of the information so you know what must be reconfirmed later.

Look beyond the staged areas
Open cabinets where permitted, check windows and doors, observe water pressure, and notice signs of moisture, pests or unfinished repairs. Listen for street, hallway and neighboring-unit noise. Ask how maintenance requests are submitted and handled.
Common areas matter too. Review entry controls, mail and package arrangements, laundry access, trash areas, parking and the path you would use after dark. Accessibility needs should be discussed in a respectful, direct way without assuming a feature is available.

Separate monthly costs from move-in costs
The advertised rent rarely answers every budget question. Ask which utilities are included, whether parking or storage costs extra, and whether there are recurring service, pet or amenity charges. Request written terms before relying on a verbal estimate.
Application fees, holding deposits and move-in funds are different transactions. Confirm what each payment is for, whether it is refundable, and who is legally authorized to receive it. Never let urgency replace verification.
Leave with a clear next step
Before the showing ends, ask where the official application is located, which documents are required, how screening works, and when applicants can expect an update. Do not send sensitive documents through an unverified personal channel.
If the property remains a fit, save the verified next step with your notes. If important answers conflict with the listing, pause and resolve the discrepancy before applying.
